ADS data is avaialable from 1988.  Below is a graph of sales of retail properties on a price per square foot of gross building area basis.  As indicated, there appears to be a general increase in value.  Since the data is for all of Tulsa County and there is no differentiation based upon property rights conveyed, location, size, age, type of construction, or occupancy it is inappropriate to use the data for a specific analysis.  However, the subscriber can easily set parameters that make the use of the data more reliable.
 


The data can be manipulated to display only those sales that have income and expense data.  As such, the following graph shows extracted overall rates from those sales for which data was available.

The graph of extracted overall rates does indicate a general decline in overall rates.  Again, due to the data being from all over the county and not segregated by location, age, size, occupancy or the like, use of the overall rates by themseleves would be inappropriate. Nevertheless, a subscriber can limit his/her selection of data to just those records that have income and expense data or by a narrower property type such as convenience stores as illustrated below.
